WhatsApp for real estate in India
Why real estate runs on WhatsApp
A property buyer fills in enquiry forms on three portals and two ads in one evening. The builder or broker who responds first — with the right brochure, a price range and a visit slot — usually gets the site visit. Phone calls at 10 pm go unanswered; a WhatsApp message gets read. And the thread keeps everything the buyer needs in one place: brochure, location pin, payment plan, visit time.
What real-estate teams actually run
Instant reply to ad and portal leads
Click-to-WhatsApp ads open a chat straight from Facebook or Instagram. An automatic first reply — thanks, the brochure, and two or three questions — goes out in seconds, day or night, and the lead is waiting in the team inbox for a salesperson in the morning.
Lead qualification
Budget, configuration (2 BHK / 3 BHK), locality, and timeline — asked as quick-reply buttons rather than a form. It sorts ready-to-visit buyers from people browsing, so the sales team calls the right ones first.
Brochures, floor plans and walkthroughs
The PDF brochure, floor plans, a location pin and a video walkthrough, sent in the thread the buyer is already reading. Inside the service window, all of it is free.
Site-visit booking and reminders
A visit booked in chat, a confirmation with the location pin, and a reminder the day before and two hours before, with a button to reschedule. Fewer no-shows, and a record of who confirmed.
Follow-up after the visit
Most buyers do not decide on the day. A structured follow-up — the payment plan, an answer to the question they asked on site, a nudge before a price revision — keeps you in the conversation without cold calls.
Channel partners
Brokers and channel partners get launch updates, inventory status and new creatives on WhatsApp, and share them onward with their own buyers.
What it costs
Since 1 July 2025 Meta bills per delivered template message. In India, marketing messages — launch announcements, offers — cost roughly ₹0.88 each; utility messages — visit confirmations and reminders — roughly ₹0.125, and free inside an open 24-hour service window.
Leads from click-to-WhatsApp ads are cheaper still: reply within 24 hours and Meta opens a 72-hour free entry-point window in which your messages are not charged — you pay only for the ad. The click-to-WhatsApp ads guide covers the setup, and the cost calculator works out your numbers.
RERA, consent and DND
- Show the RERA registration number on brochures and in promotional templates for registered projects, the same as any other advertisement.
- Never broadcast to purchased lists. Property-buyer databases are sold everywhere; messaging them breaks WhatsApp's Business Messaging Policy and is the fastest way to get a number restricted.
- Enquiry consent covers the enquiry. Someone who asked about one project agreed to hear about that project. Ask before adding them to launch announcements for others.
- Scrub promotional sends against TRAI DND.
- Keep personal data minimal. Budget and preferences are fine to store; PAN and bank details belong in the booking process, not the chat.
